Coachella Music Festival (Weekend 1 and 2) and Stagecoach Music Festival, Thanksgiving and Christmas holidays all require a 4 night minimum. Please contact us for pricing.

Our rates do not include taxes, cleaning fees, damage protection or other optional fees.

Vacation Rental Agreement


CHECKOUT is 11:00 A.M. PST

This Renter Agreement ("Agreement") is made and effective ("Agreement Date") between ("Owner") and ("Guest") regarding the property known as Lago Vista Ranch ("Rental Property") which is located at:

82950 61st Ave, Vista Santa Rosa, California 92274

The Property is privately owned. Neither Lago Vista Ranch (LVR) nor the owner of the Property ("Owner") are responsible for any Guest accident, injury or illness, or loss of personal belongings. It is agreed that Guest expressly assumes the risk of any harm arising from Guest's, or Guest's permitted invitees, use of the Property. 

CONDITION AND USE OF PROPERTY -You must be at least 25 years of age to rent the property. The Property is provided in “as is” condition. LVR shall use its best efforts to ensure that all amenities in the Property are in good operating order. The amenities available for the Property are as further described in the Property listing. LVR shall not be held responsible for such amenities' failure to operate, but will make every effort to correct any issues as reported as quickly as possible. No refunds will be provided due to inoperable appliances, pools, hot tubs, etc.  No refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, or mandatory evacuations of the area by county officials due to storms or other potentially dangerous situations arising from acts of God or nature.

Guest acknowledges that use of amenities, such as pools, spas, fire pits, boats, dock, and the lake, may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children, and such use is at the Guest’s own risk. 

Guest shall use the Property for residential purposes only, in a careful manner to prevent any damage or loss to the Property, and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted invitees shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience the Property neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any local, state or federal law, nor commit waste or nuisance on or about the Property. In no event shall Guests assign or sublet the Rental Property in whole or in part.

DAMAGE/SECURITY DEPOSIT - A refundable security deposit of $500.00 is required and will be automatically reserved for the booking.  The automatic reserve is conducted by putting a hold on the Guest's credit card for the amount of $500.00 exactly 1 day(s) prior to the arrival date.  The credit card of the last successful payment will be used.  If there are no successful credit card payments, it is the responsibility of the Guest to send $500.00 by check to the Owner to satisfy the Security Deposit requirement.  The refundable security deposit is NOT applied toward rent, however, it is fully refundable within (7) daysof departure, provided the following provisions are met:

  • No damage is done to the premises or its contents, beyond normal wear and tear. 

  • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 

  • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher.

  • All charges accrued during the stay are paid prior to departure. 

  • No linens are lost or damaged. 

In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit.  Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property.  Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair.

MAXIMUM OCCUPANCY – Guest agrees that no more Guest's invitees than the Maximum Occupancy of 24 shall be permitted on the Property at any time during the Rental Term, unless pre-approved by LVR, all of whom shall comply with the conditions and restrictions imposed upon Guest in this Agreement. An additional charge of $35.00 per person per night for overnight guests over 24 will be assessed. 

EVENTS-parties or any gathering which would exceed the Maximum Occupancy of the Property (24) is not allowed without the prior express written authorization of LVR, event fees may apply.  If you would like to host an event on the ranch please contact LVR for details.

PAYMENT – An advance payment of 25% is required at time of reservation. The advance payment will be applied toward the rent. You may pay by credit card (3% surcharge applies) or by mailing a check to Lago Vista Ranch. The advance payment is not a damage deposit. The BALANCE OF RENT is due 60 days before your arrival date. An automatic credit card payment for the remaining balance will be scheduled.  The credit card of the first payment is used if a credit card was provided.  If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure that the remaining balance is promptly paid in full, or the reservation will be canceled with no refund of payments made. If the booking is made less than 60 days in advance of the arrival date, a payment of 100% is taken by Owner at the time of the booking.    All policies contained in this Agreement shall apply equally to payments made by credit card, check or cash and whether made via website, by phone or in person. Any refunds due to Guests from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check.

CANCELLATIONS-In the event Guests wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable.  Fifty percent of the base rental amount will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation.  If the cancellation is made within 60 days of the arrival date, the base rental amount will not be refunded, however If Guest or owner is able to find and substitute new guests for the same time period, the entire rental amount will be refunded less any expenses or price differences.  

Regular payments and security deposits for the booking will be displayed as {PCCSTEXT}on the Guest's credit card statement.

ACCESS-An access code to the main house and casita with instructions will be sent via email 7-10 days prior to arrival, along with directions and a complete inventory list of the kitchen. A greeter from LVR will meet you upon your arrival to familiarize you with the property. 

This is a NON SMOKING Establishment, no smoking of any kind allowed inside any buildings, smoking is allowed outside.

No FIREARMS are permitted on the property

FURNITURE -No furniture may be moved or rearranged in the house for any reason especially the pool table unless prior written consent by LVR is given. 

MINIMUM STAY – This property requires a three (3) night minimum stay on weekends and (2) night minimum stay weekdays (Monday - Thursday).  Longer minimum stays may be required during holiday periods.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate which include the following starter items: Each bathroom will be supplied with 3 rolls of toilet paper, hand soap, bar of soap, personal size bottle of shampoo, conditioner and body lotion, make up remover towelettes, blow dryer. Kitchen and bar has 6 paper towel rolls, dish soap, hand soap, dishwasher pods and trash liners. Laundry rooms have detergent pods, softer and dryer sheets. If you think that you will require additional supplies please plan accordingly.

HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.   However, it is available at an additional rate upon request.

RATE CHANGES – Rates subject to change without notice, if you already have a reservation your rates will not change.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

FIREPLACES – No fires permitted in the house, we provide an outdoor fire pit for your enjoyment. We provide initial complimentary firewood, more may be purchased upon request.

WATER AND SEPTIC – The ranch is on a well and septic system.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to$250.

PETS- are permitted only with prior approval. $35 per pet per night fee applies.  Pet owners are responsible for cleaning up any/all pet refuse.  Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  All pets must be up-to-date on rabies vaccinations and all other vaccinations.  Heart worm prevention is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  All items above are the sole responsibility of the pet owner. Lago Vista Ranch assumes no responsibility for illness or injury that humans or pets may incur while on the premises. 

TRAVEL INSURANCE  – We highly recommend all guests purchase travel insurance, you can purchase at checkout

In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability.  

Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest.  Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.

Agreement shall be enforced under the laws of the state of California, including any applicable rental acts and represents the entire Agreement.  Any amendments must be in writing and signed by both parties.  In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located.  If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.  Owner shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Guest.

POOL AND SPA – No children under the age of 18 permitted in pool or spa at any time without adult supervision, there is no lifeguard on duty.  When using the spa, remember there is a certain health risk associated with this facility. Use at your own risk. There is an optional $50 per day heating charge for the spa, that includes 4 hours of heating per day, and a $100 per day pool heating charge or heat both for $125.  We try to maintain the temperatures between 82-85 in the pool and 102 degrees for the spa, allow one hour to heat. During the winter it is necessary to cover the pool at night, our staff will cover the pool every evening, spa may be used at any time. We do not permit the white bath towels or linens to be taken outside, however we do provide pool towels for your use by the pool.

The pool/spa water will be tested for proper and safe chemicals prior to or on the day of occupancy.  Misuse of a hot tub or pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of Owner.  Under no circumstances are pets allowed in pools or hot tubs. 

NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following: 

I, the lessee signing below, wish on behalf of myself, my heirs and assigns and my child, children and guests (hereafter the “Guests”) to utilize the Water Facilities located at 82950 61st Ave, Vista Santa Rosa, Ca 92274.  Guests hereby agree that the use of the Water Facilities is voluntary and at Guests own risk. As a condition of the use of such Water Facilities, guests fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards.  Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability furthermore guests expressly agree to forever discharge, waive and release LVR, its homeowners, management, and employees from any and all claims, demands, injuries, damages, actions, or courses of action, for all acts of active or passive negligence on the part of LVR’s on account of bodily injury, mental injury, death and/or property damage from, any mishap, accident, loss, damage or injury suffered by Guests resulting from, connected with or caused by the use of Water Facilities, including, but not limited to any injury resulting from mechanical defects or failure of any equipment or devices used in such Water Facilities. Guests declare and affirms that Guests are in good medical and physical condition and that the use of Water Facilities does not pose any danger to Guests health.

Pool Rules: 

1. All Guests must shower before entering the pool or spa. 

2. Guests under the age of 18 years must be accompanied by parent or guardian at all times 

3. Guests under the age of 18 must have this liability waiver completed by their parent. 

4. Participation is at Guests own risk. 

5. No alcohol is allowed in the pool. 

6. No glass or metal containers are allowed in the pool, hot tub or the surrounding areas consisting of the concrete deck and gravel. Beverages in plastic containers are allowed. 

7. All accidents must be reported to LVR and Property Manager where applicable. 

8. Participants are encouraged to report any Water Facilities maintenance/repair needs to LVR and the Property Manager. 

9. Diving is not permitted, as serious injury, paralysis or even death could occur. 

10. Guests with open wounds or infectious diseases are not permitted in the pool or spa. 

11. No running, pushing and horseplay on wet deck areas. 

12. Pregnant women and children under the age of 5 are not allowed to use the hot tub, and all other Guests under the age of 18 must be accompanied and closely supervised by an adult while in spa. 

13. Guests understand and agree that Guests use of the Water Facilities may be immediately terminated if guests behavior is not in accordance with the above. 

I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property, paddle boats, kayak and land.  I acknowledge and accept that the sole responsibility for safety lies with the participant.  In agreeing to this, I acknowledge that outdoor, water, and camping activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death.  Lake shores, steps and decks can be slippery, animals and insects can threaten and infect or injure, exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities.  I know that alcohol and/or drugs do not mix safely with any outdoor activity.

I am over the age of 25 and assume responsibility for those in my charge under the age of 18.  I hereby assume all legal responsibility for bodily injury to me or to any person on the property as a result of my visit and use, operation or possession of equipment hired or loaned to me.  Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk.

I will abide by the rules and accept these rental conditions:

The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period.

I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not.

I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in outdoor and water activities and assume any and all responsibility for the minor children and myself in my charge.

All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.
